Cash Guy Nate is run by Nate and a small acquisitions team based in Phoenix. We started in 2018 buying single-family homes in the Maricopa County market — eventually expanding throughout Arizona as our operation grew.

We're investors. We're not real estate agents, we don't operate a brokerage, and we don't list houses for other people. When you call, you talk to the person who actually writes the offer. The price we quote is the price we pay. We close on your timeline.

What we actually do

We buy single-family homes, townhouses, and small multi-family properties across Arizona — primarily Phoenix metro, Tucson, and the populated parts of the state in between. Most of our deals are in one of five buckets:

  1. Standard fast-cash sales — sellers who want speed and certainty over maximum price
  2. Pre-foreclosure situations — owners with active Notices of Trustee's Sale who need to close before the sale date to preserve equity
  3. Inherited property — heirs and executors who need to liquidate estate property
  4. Divorce sales — both parties want a clean exit from the marital home
  5. Distressed condition — houses that don't qualify for conventional financing, often involving fire damage, foundation issues, hoarder situations, or severe deferred maintenance

Hannah is a Phoenix native and the lead acquisitions contact. Six years of single-family investing in the Maricopa County market. Daughter of a carpenter — grew up on construction sites, which has helped her underwrite rehab costs realistically. Studied finance at Northern Arizona University before going full-time into real estate investing in 2019.

Our investor identity, plainly stated

Some "we buy houses" operators downplay that they're investors and try to position themselves as something more neutral. We don't. We're investors. We buy at below-market-value prices because that's the only way our business model works. In exchange, sellers get speed, certainty, no fees, no repairs, and a single point of contact who handles everything.

If maximum sale price is your top priority, list the house with an agent. If speed, certainty, and a simple transaction are your priorities, we're the right fit.

How we're different from the franchise operations

Most of the recognizable "we buy ugly houses" brands you've seen on billboards are franchise networks. Each location is independently owned, marketing is centralized, and lead quality varies widely. We're not a franchise. There's no parent company. Every dollar of marketing and every transaction goes through one operating entity in Phoenix.

Practical implications for you: more consistent quote process, more flexibility on closing terms, more accountability if anything goes wrong.

The areas we work

Phoenix metro — Phoenix proper, Mesa, Tempe, Scottsdale, Chandler, Gilbert, Glendale, Peoria, Surprise, Buckeye, Avondale, Goodyear. This is the bulk of our volume.

Tucson and Pima County — Tucson proper, Oro Valley, Marana, Sahuarita, Vail. Lower volume than Phoenix but a regular market for us.

Central and southern AZ — Casa Grande, Maricopa, Eloy, Yuma, Wellton, and the I-10 corridor in between. We work these markets case-by-case.

What we don't work: remote rural land without utilities, mobile homes on rented lots, tribal-land properties (different land tenure structure), properties under $50K (transaction costs don't pencil), properties above $1.5M (different economics).
